For your agents

Every agent their own listings. No more arguments about commission.

In Spain, agents often work on commission. Then it must be clear on every enquiry whose it is. Llavaura records it the moment the lead arrives: who brought in the property, who brought in the client and who gets which share of the commission. Visible to everyone, never changed silently.

Sound familiar?

What goes wrong today

'That client was mine'

Two agents, one buyer, and an argument at payout time. Everyone remembers it differently, and nobody can prove it.

Clients who quietly move to a colleague

A buyer emails a second agent, and suddenly the deal is with someone else. Good agents leave over this.

A separate XML feed per agent

Separate feeds, spreadsheets and paper agreements to track who brought in which property.

The solution

How Llavaura solves it

  1. 01

    Every property has a captador

The agent who brought in the property is recorded on it. Also when it's imported from their own feed. Only a manager can change it, with a reason.

  2. 02

Every agent their own listings page

Automatically on your agency website: photo, languages, their listings and a contact form. Their personal share links and WhatsApp links remember who the client came through.

  3. 03

    Attributed the moment it arrives

Protected client first, then the personal link, then the property's captador. The agent sees at once: 'Your lead · via your listings page'.

  4. 04

    Commission split per role

Captador, selling agent, referrer, MLS partner and agency: per role a percentage or a fixed amount, proposed automatically on every deal.

Client protection

6 months by default, adjustable per agency. Everyone sees who protects the client and until when. A second enquiry changes nothing.

Hoja de visita as proof

A signed viewing sheet is linked to the lead and extends the protection. The strongest proof in a dispute.

Tamper-proof history

Every change of captador or attribution: who, when, from whom to whom and why. Nobody can delete it, not even the owner.

Percentage or fixed amount

E.g. sales: captador 40%, selling agent 40%, agency 20%. Rentals: €300 fixed for the captador. Set per operation.

Monthly statement per agent

Expected, earned and paid out, as an export for your accountant. Each agent only sees their own commissions.

When an agent leaves

Their listings move to a colleague through a wizard. Follow-up is reassigned; their attribution and open commissions stay.

FAQ

Questions about this feature

Can a manager still change the attribution?

Yes, the owner or a manager can, but only with a mandatory reason. Every change goes into a history nobody can delete. Silent changes don't exist.

Can an agent see colleagues' commissions?

No. An agent only sees their own commissions. They do see which colleague protects a client and until when, so no work is done twice.

Does it work with properties from feeds?

Yes. You link a feed to an agent, and every property from that feed gets them as captador. If the same property is in two feeds, the owner decides.

How does it work with MLS deals?

The commission is first split between the agencies according to the MLS agreement, then internally between your agents.
